Raining Awareness & Improving Standards. Responsible Persons and Building Management must take ownership and responsibility for their premises and the people within them, it is important to remember, you can outsource duties to an external individual or company but not the responsibility.

If you are seeking to outsource a service you must do you own due diligence on the company or individual and be satisfied they are competent, you can work with them and ideally, they can provide ongoing support.

With the power of AI, eye-catching websites and of course many people claiming to be experts on social platforms, it is no wonder there are challenges for Responsible Persons and Building Management to be compliant.

For an existing commercial premises a Fire Risk Assessment is the starting point that must be produced by a competent assessor, but even then, it is not always enough to ensure suitable and sufficient provisions are in place to safely evacuate mobility impaired people from upper and lower levels of a building in the event of an emergency or when lifts can not be used.

Whilst a competent fire risk assessor will look at the whole building, they are not experts or competent in all aspects of specific issues, for example, they will not inspect/test your fire doors, fire extinguishers, fire alarm or emergency lighting but they should comment and advise accordingly if they note any deficiencies and recommend contacting a specialist contractor if required.

A Building Specific Evacuation Audit carried out by a competent advisor will ensure you are aware of current requirements, can demonstrate compliance with current statutory obligations and provide peace of mind for mobility impaired persons.

An audit will include a survey of the building and external routes to the assembly point to ensure you have the appropriate equipment in the most suitable locations, you have a suitable number of trained personnel and a suitable maintenance regime in place, if deficiencies or challenges are found solutions and recommendations will be made.
